Chiang Mai Apartment, Condo, and House Rent Prices

Apartment

Hotel-style buildings with centralized management—often the cheapest sticker rent.

• Rough rent: about 6,000–13,000 THB/month for shorter stays; I've occasionally found listings under 6,000.
• Electricity: billed at commercial-style rates, often roughly 6–10 THB/unit. I've seen old AC or poor insulation mean summer bills can creep toward rent level if you cool the room all day.

Condo

Units owned by individual landlords, with shared facilities; pool and gym are common perks.

• Rough rent: 8,000–50,000+ THB/month; a common band I see is 15,000–20,000.
• Utilities: power and water are usually closer to government / residential pricing—electricity often around ~4 THB/unit, and hardware tends to be newer and more efficient than many apartments.

House

More space, usually outer urban or suburban. Prices span a wide range; I find these are the default pick for families, quiet yards, or pets when condos say no.

Chiang Mai Rental Deposits and Lease Terms

• Flexibility: Short stays run from about one month (sometimes even shorter); longer leases commonly sit at 3, 6, or 12 months. I've found that shorter terms usually mean higher monthly rent.
• Deposits:
  • About 1–3 months on the lease → often one month held as security.
  • Six months or longer → often two months deposit.
• Other line items:
  • Internet may be extra—confirm before you sign.
  • Move-out cleaning or admin fees can appear—put them in writing.
  • Common-area / HOA-style fees: almost always paid by the owner.

Utility Bills and Seasonal Rent Demand in Chiang Mai

• Water is commonly a modest fixed monthly amount—often roughly 100–200 THB, but read your contract.
• Heavy AC user? A condo on residential power pricing is usually kinder than an apartment on commercial rates.
• High season: November–February competition spikes; expect fewer negotiable short lets.

Pet-Friendly Rentals in Chiang Mai

Few apartments or condos welcome cats or dogs. You might land a rare apartment exception, but most pet-friendly stock is houses, where owners are usually more relaxed—still get permission in writing before you pay a deposit.
